ALTA-Plot automates the office portion of preparing ALTA/NSPS land title surveys. Upload a title commitment PDF and we extract Schedule A, B, and C, download exception documents, OCR them, send legal descriptions to Legal-Plot for geo-referencing, and produce DWG, KML, GeoJSON, and PDF deliverables for the field crew.

Land surveyors, civil engineers, land developers, and title companies — anyone who needs to read, plot, and produce ALTA/NSPS surveys from title commitments faster than the manual workflow.

Metes-and-bounds, lot-and-block (subdivision), aliquot/PLSS, and complex parent/exception descriptions. Parsing and geo-referencing is delegated to the Legal-Plot v1 API.

Title commitments as PDF (text-based or scanned). For the FEMA flood overlay you can upload KML or GeoJSON. For drawing templates you can upload DWG files directly.

Processing a title commitment costs a 5-credit base fee — covering classification, the subject boundary geometry, and enrichment — plus 1 credit per Schedule B exception that successfully plots. Exceptions that fail to plot are free.

No. Credits never expire and stay on your Stripe customer balance until you use them.

Yes. Credits live on your Stripe customer record keyed by email. Sign up on each product with the same email and your balance is shared automatically.

Per project: a Linework DWG, a Paperspace DWG on ARCH D (36×24) landscape with Schedule B, legal description, Table A, and certificate text; KML and GeoJSON for each plottable item; a closure PDF per description; and a single ZIP.

Yes. Upload a DWG template at Settings (firm-wide) or per project. We extract layers, text styles, and linetypes and apply them on export.

Always ARCH D (36×24) landscape. Native DWG output uses body text at 0.09 inches, headings at 0.11 inches, and titles at 0.28 inches.

Anywhere in the United States. The legal-description engine handles all PLSS states, plus metes-and-bounds for the original colonies.

Three base layers: Esri World Imagery (aerial), Streets (OSM), and Google HD Satellite. Overlay toggles include FEMA NFHL flood zones, BLM PLSS townships, sections, and quarter-sections, statewide public parcel boundaries with APN tooltips, and OpenStreetMap and Microsoft GlobalML building footprints.

After a project is geocoded, ALTA-Plot fetches building outlines from OpenStreetMap and Microsoft GlobalML, including height data where available. Both sources are merged and shown as a toggleable Buildings layer.

Yes. Linked recorded maps and plats found inside title commitment exceptions are downloaded, OCR'd, and surfaced on the Recorded Maps tab.

Click Sign In in the header. Use the same email across Legal-Plot, ALTA-Plot, and GLO-Plot to share your credit balance.

When signed in, your balance appears as a pill in the top-right of the app header on every page.

Yes. Pick the project from the project selector in the header, then click the trash icon. This removes the project, its exceptions, parcels, and all generated files.
