The First Check

Is the title commitment hyperlinked?

The first thing ALTA-Plot checks is whether the PDF contains hyperlinks to the actual exception documents referenced in Schedule B. This single check determines how much can be automated.

If it is hyperlinked, every document downloads and processes with one click. If not, the system identifies instrument numbers to pull from the county recorder, then resumes when documents are uploaded.

Hyperlinked Commitment

Full automation: documents download automatically, each is OCR'd and AI-classified, legal descriptions are parsed, and DXF, KML, and document packages are ready to export.

Not Hyperlinked

Documents needed first: ALTA-Plot identifies references, shows instrument numbers and recording information, and lists exactly what to pull before full processing resumes.

What we check

  • Hyperlinked exceptions — auto-downloaded and OCR'd
  • Instrument number only — retrieved through the recorded document workflow
  • No reference found — manual document upload required
  • Non-plottable exceptions — automatically skipped
